It's Back... Again...

"SOLD "AS IS" CONDITION, NO REPORTS AVAILABLE"

Not that Harlow Cuadra and Joseph Kerekes own it anymore, due to the foreclosure sale on 06/30/2009... but their previously-owned residence at 1028 Stratem Court is once again for sale: this time for $415,000.00.

MLS: 0929975

  1. How to lose $160,000 in 3 weeks. ;-)

  2. Apparently there were a few loans made for some "improvements" to the property while Joe and Harlow "owned" it.

The new rules for appraisal did not help with the value either.:)

  3. H&J bought in with non-existent money and no means of paying right at the peak of the asset bubble. I doubt if either of them lost a dime. It is the lenders who took a well deserved beating.

  4. Here's a real estate ethics issue: If the listing agent, Paula Moore, is made aware of what used to transpire in the bordello concerning prostitution and porn and of the related criminal legal issues, is she obliged to disclose those facts to potential buyers? Two decades ago I had a VA real estate salesman's license, and I say yes. You have to disclose to potential buyers that the property has involvement of a disreputable nature.

I say it doesn't move for a dime over $350k.

  5. I'd say that there will be no mention of the prior occupants or thier profession.

On the other hand, I worked for the State of NY in the D of Transportation and dealt with ROW. Saw some ODD deals in abstracts and sales.

    Maybe I am too cynical:)

  6. As long as it has nothing to do with the structural integrity of the home, or creates some kind of safety hazard for the new owners, I don't see how who the previous occupants were or what their profession was should be required information before a sale.

A web search for "1028 Stratem Court" finds the info anyway, and a house with a history is more interesting (to me).
